Listing Your Home:
  • Upon listing your home for sale, you should notify the SCCA property manager Acri Community Realty:  debbie_shively@acrirlty.com
  • Per Section 6.1.7 in the Declaration, signs showing that your unit is For Sale are restricted to placement on the interior side of the window of a Unit, one professionally prepared sign advertising the Unit for sale.
  • Due to private road/fire lane restrictions, if a specific showing appointment is scheduled, real estate agents and visitors should, as much a practicable, park in your unit driveway or in one of the guest parking lots.

  • Declaration of Condominium For Stonebridge Commons:  1st Amendment - March 2010     2nd Amendment - July 2018
  • Bylaws   and   Rules & Regulations
  • The Stonebridge Commons vs. Owner Maintenance Responsibility List:   Maintenance Responsibilities List
  • Mine Subsidence Insurance (MSI) - a copy of your MSI Policy Certificate should be provided to the new owner as proof of coverage, along with a copy of the PA DEP Insuring Agreement.
  • Capital Improvement Fee:  on or before closing the buyer must make a one-time initial Capital improvement Fee payment equivalent to three (3) months dues; currently $273.00 per month making the payment $819.00 (3 x 273.00 monthly dues).
  • Resale Certificate: The PA Condominium Act requires the seller to provide a condominium Resale Certificate to the buyer once you have a signed sales agreement.  You can obtain a certificate through HomeWise:   HomeWise website
Once the moving process begins, per the SCCA Rules and Regulations, neither you or the buyer are permitted to place a PODS storage container in a driveway or anywhere in the community.
